1. Security deposits withheld — often without a walkthrough.The single most common complaint. One 3-year tenant was blamed for damage from a break-in that happened after they vacated; HHM refused a move-out walkthrough that would have settled it.
2. Fees that continue after move-out.A Section 8 family who moved out February 1 was billed "double fees every day" through May. Another household received a $38,357 "holdover" demand. One tenant was charged an early-termination fee on an eviction HHM itself initiated.
3. Portal lockouts at critical moments.Accounts repeatedly describe losing portal access exactly when they needed to pay rent, submit move-out video, or dispute charges. One tenant, cut off from portal payment, was told to pay cash at a convenience store — then evicted for nonpayment.
4. Repairs delayed for months.A leaking bathtub and broken windows took six months. A family went 25 days without a refrigerator and 7 days without running water, driving six miles daily to a gym for hygiene. An attic tested at a 3 million mold count — remediation refused for months.
5. Eviction filings that don't survive court.Courts in Massachusetts, Ohio, Florida, Oregon, and New Mexico dismissed HHM/trust filings — defective notices, missing federal VAWA disclosures, or no proof the trust owns the home. Yet under HHM's own screening rules, even a dismissed filing can bar a tenant from renting for five years.
