The Holdover Project is a public-interest archive. This page explains what it is, what it is not, who is responsible for it, and how it makes decisions.

Mission

The Archive's Purpose

Hudson Homes Management LLC manages single-family rental properties across 13+ U.S. states on behalf of Lone Star Funds, one of the world's largest private equity firms. Public records — including court filings across multiple jurisdictions, a $11.2M SEC enforcement action, and documented consumer complaints — describe recurring disputes involving fee practices, maintenance accountability, and the legal standing of trust entities used to file evictions.

Those records are scattered across court databases, regulatory portals, consumer platforms, and legal publications. Individually they are hard to find. Together they document a pattern. The purpose of this archive is to organize them in one place, properly attributed, so that tenants, journalists, advocates, researchers, and policymakers can review the public record without having to reconstruct it from scratch.

Every claim on this site links to its source. Court filings are labeled as court filings. Consumer complaints are labeled as consumer complaints. Unverified accounts are explicitly marked as such. The archive does not make legal conclusions. It organizes evidence and lets the record speak.

How Every Item Is Labeled

Every entry in this archive carries a label indicating the nature and reliability of its source. These labels are not interchangeable. A court record is not the same as a consumer account. The label system makes that distinction visible on every page.

Verified Court Record

Sourced from a public court docket with a direct link to the original filing. The record reflects what was filed — not what was adjudicated, unless the outcome is explicitly noted.

Regulatory Action

Sourced from an official government agency — SEC, CFPB, FTC, state AG, or similar. These are the highest-authority sources in the archive.

Court Allegation

What a complaint or filing claims. Not yet adjudicated. The court has not ruled on the merits unless stated otherwise.

Investigative Analysis

Third-party research — legal analysts, investigative journalists, or licensed investigators. Not a primary government record, but sourced and attributed.

Corporate Disclosure

Sourced from the company's own public website, SEC filings, or official corporate publications. These are the company's own statements.

Consumer Account — Unverified

Submitted by a site visitor or sourced from a consumer review platform. Not independently verified. Represents a reported personal experience, not an established fact.

Editorial framework

Language Rules

These rules apply to every sentence written in this archive. They are not aspirational. Violations are correctable errors.

Every factual claim is attributed — Language such as "according to the filing," "public records show," "the complaint alleges," and "per the cited source" appears throughout. No claim is presented as established fact without a named source.
Allegations are never stated as facts — "The complaint alleges" is not the same as "the company committed." Unresolved matters are presented as unresolved.
Outcomes are stated when known — If a case was dismissed, settled, or adjudicated, that is stated. "Filed" means filed. It does not mean proven.
Inflammatory language is not used — Words like "fraud," "scheme," "scam," or "criminal" do not appear in editorial copy unless quoting a court record, agency order, or publication that uses them in a documented legal context.
Consumer accounts are separated from official records — Tenant-submitted accounts and platform reviews are displayed separately from court records and regulatory filings. The distinction is architectural, not just a badge.

Corrections policy

Errors and Disputes

This archive makes mistakes. The correction policy is simple:

Corrections require the specific claim in dispute and supporting documentation.
Verified factual errors are corrected promptly and the entry is labeled with a correction date.
This archive does not accept payment to remove or alter documented public records.
Disputes about editorial characterization — not factual errors — will be noted in the record where appropriate.
Requests for correction from named parties are treated the same as any other correction request: assessed against the evidence.
